Electrical Installation Condition Reports (EICR)

If you’re a landlord, it’s your legal responsibility to ensure your rental property is electrically safe. That means having a valid EICR (Electrical Installation Condition Report) carried out by a qualified electrician at least once every five years.  You must also do the following:


  • A copy of the EICR must be given to your tenants.
  • You must keep a copy yourself for your records.
  • Any issues flagged in the report must be repaired within 28 days (or sooner if urgent).
  • A valid EICR must always be in place at the start of any new tenancy.


If you’re a tenant, you have the right to ask your landlord or letting agent for a copy of the latest EICR for your home. If they don’t provide one, you should follow up, as it’s a legal requirement designed to keep you safe.
